A mortgage is one of the most expensive purchases and investments that one will make in their lifetime therefore it is important to take all aspects of the mortgage and of home ownership into consideration when purchasing a home. First, take into account your monthly income. Experts recommend that the monthly mortgage payment be no more than twenty five to twenty eight percent of the income. If the total expenses for home ownership are over this point it can become difficult to make other obligations within the budget and it can lead to financial trouble.

Next, take into account the fact that the mortgage payment is not the only cost which is associated with owning a home. There are fees that are associated with condo and homeowners association fees. Aside from these fees there are fees which are associated with the costs of utilities each month as well as the fees for renovations and repairs which are required for the owner of the home.

Taking all of these factors into consideration can be an effective way to determine how much you are able to afford for a mortgage payments each month.
